TGS
●Became required in 2010
●Version 2 = 2014
●Version 3 = 2018 - taking effect on May 1st
●A tool that toronto as a municipality can use to encourage green elements
into the design of buildings. Four tiers to the TGS
1. Required of all new development = site plan = TGS is required
●Tier 2,3,4 are voluntary - can make changes in exchange for other things
●Meant to build achieve a sustainable and resilient city

●Buildings 30% - 40% increased use of energy - in Toronto, it’s 63% -
extremely significant user of energy in urban environments so its
important to make these buildings as efficient as possible.

- if we build buildings that can mitigate these things = good thing
●Motivating factor is climate change
●Double the rainfall we used to experience and buildings will be a big part of
that
●Poor water quality, etc - factors TGS will design to mitigate
- E.g. of Humber - can reduce things like storm water run off - less
pressure of our natural systems
Tier 1
●Categories it addresses - bird friendly, green of cool roofs, etc
●Increase pedesterian infrastructure - more attractive for people to walk and
to use bicycles
●Tree planting -
●Cool paving - reduce urban heating
Tier 2 -4
●Categories that developers can incorporate into the design of their
buildings. If they meet a certain amount by using these things then they
can recieve a rebate on development charges. They can be significant
amounts
- E.g. 20% rebate of up to 1M - big incentive for developers to do. Since this
was required through TGS - tier 2 incorporated by all the big developers
