Real property includes land and anything attached to land. Documents of the existence of interests in land. Registry system provides an opportunity to inspect and evaluate documents that may affect real property. Used in the four atlantic provinces, as well as parts of manitoba and ontario. Visit the registry office, search records to satisfy a chain of title series of transactions in which ownership was validly passed from one person to the next. Only necessary to go back 40 years by legislation. The government provides access to the documents, but does not guarantee their accuracy. Purchase title insurance as a remedy to provide compensation if the transaction does not include everything promised. Or hire a lawyer, that way you can sue him/her if he did not follow through everything correctly. Once sale occurs, you must bring transfer papers to registry office. Competing claims are resolved by timing of the registration.
