We discussed with construction manager and leasing experts the various cost tradeoff between the different leed certification levels. For a mid-rise buildings achieving gold or platinum certification are very cost prohibitive compared to the rent premiums collected from tenants. We believe a silver certification is most prudent for our site because of our analysis of the leed-nc checklist. The appendix section includes a completed leed checklist is provided with score of 35 points out of a possible 69. This would achieve a leed rating of silver. This is only an estimate, and is subject to a full review by a leed ap, but the building was above the leed silver threshold of 32, to hedge against any points deducted during the review. Sustainable sites: access to public transportation and light-rail transit, support of carpools and low-emitting, fuel-efficient vehicles, green roof to prevent water runoff, maximization natural lighting and use minimal site lighting.
