A purchaser is an example of a dispone. If you"re the registered owner of the estate, under s23 of the lra, as the owner of the estate, you are said to have all the powers needed to dispose of that interest. S23(1)(a); the owner of that estate has the power to make a disposition of any kind permitted of the general law. This confirms to purchasers who has the powers to sell or charge (mortgage) the estate. There are some dispositions that require registration afterwards: For example, if it"s a lease of more than 7 years, it requires a disposition. This is all listed in s27 of the land registration act. So some dispositions require registration in order to be legal.
