Acknowledgement - signed/verbal statement by person that they signed the document of their freewill: must be performed in presence of witness (notary public) Notary public must maintain journal and use an official seal. Notary public - person who"s authorized by secretary of state to witness acknowledgement of documents. Seal stamp must contain following info: word "notary public, name of county, name of notary, state seal, expiration date. In order to be notarized, any person signing grant deed, quitclaim deed, or trust deed required to place right thumb on notary"s journal. High rate of fraud by use of false deeds. Deed doesn"t have to be acknowledged to be valid, but must be acknowledged to be recorded. Verification - oath/affirmation made before notary public that content of instrument is true.
