Project delivery systems: describes how the parties relate to each other. Relationship b/w owner & dp on one hand, & owner & gc on other. Gc remains solely responsible to owner for constructing the project. Dp monitors construction on owner"s behalf, resolves disputes, processes change orders, interprets contract. Lowers overall cost/shortens time b/w project design & final completion. Works well in technical facilities where you can see past completed projects, so you know what you are going to get. Advantages: no disagreement/blame between dp & gc b/c they are same. Disadvantages: bidders have no set of plans/specs on which to bid owner needs skill to know if design builder is doing a good job owner can"t compare costs. Multi-prime: several prime contracts with different contractors to perform separate tasks in order to accomplish the entire scope of the work. Subcontractors have a direct contractual relationship with the owner. Know how best to build a project at least cost to owner.
