Supply side theories gentrification is driven by changing consumer preferences, and reflect the desire of (cid:918)millennials(cid:919) to li(cid:316)e in rental properties, close to transit, (cid:316)alue culturally diverse neighborhoods. Demand side: to explain gentrification according to the gentrifiers action along ignores the important role of builders, developers, landlords, mortgage lenders, government agencies and real estate agents (neil smith) (cid:918)rent gap(cid:919) theor(cid:319) of gentrification. This theory suggests that planners and cd policies contribute to gentrification process. The government creates the conditions that allow capital to flow back into disinvested neighborhoods.
