o >100k sqft with 10% office, 20-36 ft ceiling, dock height loading
• Flex space
o Single story, 10-18 ft ceiling, floor/dock height loading, used for
light industrial and retail
• Service space
o 10-16 ft ceiling, <15% office, roll-up door, dock-height loading
• Tech/R&D
o 1 or 2 story, 10-15 ft ceiling, 50% office/dry lab, 50% wet lab,
