He wondered why only certain crops were grown in certain area y his tenant farmers. He thought that transportation costs on various crops would govern what was grown where, and these transportation costs along with the market price of products, would give rise the the land use patterns he saw on his estate. A particular piece of land will be used by that activity that can pay the highest net rent.
