Restrict the use of land (regulates the condiions under which a land can be used) The manner in which buildings or structures are located on a property. Once approves by the municipal council, must be approves by on municipal board. The municipal council must ensure that the zoning by law does not intervene with their plan. Limiteing the type of operaion that can take place on that property. A trsutcutre that dfoesnt conform to a zoning by law is nown as a legal non conforming structure. Powers: changes to non-conforming structures and uses. Even when owenership changes the whole existence can be reviewed. Can go as far as removing the structure bc no use of it in the community: minor variances. Minor adjustment to the zoning by-law: subdivision of land through a land severance. A minor variance must fulill the spirit of the law if not the leter of the law.
