The agents of contemporary city planning and development. Limitations to planning city: plans that are made are applied to privately owned land. In theory people work together in harmony, but planning constantly involves negotiation and conflict. Chart shows different king of roles such as consumer, retailer, landowners etc. Planners can work directly for the city or for the developer. Planners make recommendations to council on a regular basis to comment on developments. Planners work for ministries and provinces as well. The federal government has little role on shape of city. Equity make sure you have an equitable distribution of housing, schools etc. Safety planning regulates traffic and in turn safety. Democratic participation planning legislation regulates planning participation. Integration and comprehensiveness developments need to satisfy multiple criteria and planning integrates those regulations so they"re comprehensive. Example of negative externality: in houston you might find a paint factory next door to a school and kids might get sick from the fumes.
